Introduction


Jolly Cottage is set in the heart of the village of Goodrich, which lies approximately four miles from Ross-On-Wye and the Welsh town of Monmouth.

The cottage is set on a very slight slope and is approached via a gravel pathway.

Jolly cottage sleeps two and has one double bedroom on the ground floor, being a bungalow all the rooms are on the ground floor.There is one step to get into the cottage and then everything when inside is all on one level.

Pre-Arrival


The nearest bus stop to the cottage is 200 metres away and buses from Ross-On-Wye and Monmouth can be caught from these stops , buses run every couple of hours during the week.

If travel by train the nearest main line train stations are Gloucester, Hereford and Newport which are 20~30 miles from the cottage.

Special note :- Although the cottage is all ground floor and only one step to enter we ask you to note that the path and drive are gravelled.

Key Collection, Welcome and Car Parking


The key can be collected from within the village shop "Jolly's Of Goodrich" where the owner will meet you and show you to the cottage and show you around the cottage and explain appliances plus supply any local knowledge required. If for any reason you can not meet with the owner in the shop alternative arrangements can be made upon request.

There is an off street car parking space provided next to the cottage on the gravelled driveway.

This area is well lit at night by motion sensor lights.

Entrance to Property


The front door is 750mm/29.5ins wide.

There is one step to the front door.

The entrance is well lit by a lamp.

The floor covering inside the entrance is stone flooring.

Halls, Stairs, Landings, Passageways


Once inside the cottage you will find the cottage open plan.

All floorings throughout the cottage are stone with rugs.

Sitting Room/Lounge


The sitting room/lounge is situated on the ground floor with level entry from the hallway.

All other rooms can be a accessed from the louge via 750mm (min) doorways/openings.

In the lounge there is a widescreen digital television with remote control, subtitles, and a DVD player, a cabinet containing a radio/cd player.

There are two 2 seater sofas in the the lounge, side lamps as well as overhead ceiling lights.

Flooring is stone flooring with large short pile rug.

Dining Room


The dining area is within the kitchen.

The dining table has legs in each corner and is placed against a wall so there is free space around three sides only.There are two chairs .(Table and chairs can be moved if required)

Lighting is natural daylight with spot lights in ceiling.

Flooring is stone flooring.

Kitchen


The kitchen is situated on the ground floor with step free, level access from the lounge.

The door opening to the kitchen from both the lounge is 750mm/29.5ins wide.

The are no wall cupboards so all cupboards are at ground level and can be easily

Large cutlery and utensils, cordless kettle rotating 360 degrees.

The kitchen is evenly lit with natural daylight and at night with halogen spotlights above work surfaces in the ceiling.

Worktop and sink are 900 /- 35mm/36.6ins above the floor.

Cooker top is 930mm/36.6ins above the floor, grill and oven are below.

Flooring is stone flooring.

Bedrooms and Sleeping Areas


There is one bedroom with a zip link double bed, on the ground floor, with step free level access from the lounge.

Furniture can be easily removed or rearranged in the bedroom room.

The height of all beds from the top of the mattress to the floor is 450mm/17.7ins.

Lighting is natural daylight and at night overhead lighting can be controlled by a switch. Bedside lamps are also available.

An alarm clock is available to use in any of the bedrooms.

There is a double wardrobe, chest of draws, and two small draws in the bedroom for your clothes.

Flooring is stone flooring with rugs around the bed/s.

Bathrooms, Shower-rooms and Toilets


Standard white bathroom suite with shower over bath with fixed shower screen.

Non slip mat provided within shower/bath.

The bathroom is evenly lit with halogen spotlights in the ceiling. (please note:- no windows in the bathroom)

Flooring is stone flooring.

Garden


There is a small gravelled garden/patio area which has a double bench, two chairs and a table.
